What is a Commercial Property Loan?

A commercial property loan is a type of real estate loan that banks provide for the purchase or investment of commercial spaces (shops, offices, factories, warehouses, etc.).

With this loan, you can:

Commercial Property Loan Application Requirements

  • Age Requirement: Must be at least 18 years old.

  • Stable Income: Documented income (business income, salary, rental income).

  • Credit Score: No delays in previous debt payments.

  • Residency: Must reside in Turkey.

  • Property Documents: Commercial registry, business start certificate, tax registration, etc.

⚠️ Note: Corporate applicants may also need a Commercial Registry Certificate, Tax Sheet, and financial statements for the last 2 years.


How to Calculate a Commercial Property Loan?

The loan installment is calculated using the equal installment (annuity) method:

Monthly Payment=K×r×(1+r)n(1+r)n1\text{Monthly Payment} = K \times \frac{r \times (1+r)^n}{(1+r)^n – 1}

Where:

  • KK = Loan Amount

  • rr = Monthly Interest Rate

  • nn = Term (months)

Banks also apply KKDF (15%) and BSMV (5%) on the interest. These taxes increase the total cost.


Loan Term

  • Minimum term: 12 months

  • Maximum term: 120 months (10 years)


Taxes and Funds

  • BSMV (Banking and Insurance Transactions Tax): 5% on interest

  • KKDF (Resource Utilization Support Fund):

    • Investment loans: 15%

    • Usage loans: Exempt
